We normally do a series of verifications to make the landlord comfortable with the rental decision. In particular we look for the following

  • Demonstrate income: Normally we look at your sources of income to determine the capacity to make the rental payment and payment stability. We will request paystubs, taxes and or bank statements to determine total income.
  • Demonstrate credit: We run a credit report to determine the payment making habits. Although we don’t require perfect credit, we want to make sure there is not a pattern of late payments in the most recent past. We have been able to accommodate tenants with some negative history by requiring a larger security deposit.
  • Demonstrate assets: We look at the bank statements to ensure there are sufficient funds for the security deposit and first month rent.
  • We also run a criminal search report and nationwide evictions database to ensure we have tenants that will care for the home and pay on time.
